Sellers Inspection

Pre-Listing Inspections for Sellers can assist in the understanding of the current condition of your home from the prospective buyers eye’s and can establish the evaluation of the home’s current market value.

Show prospective purchasers that every effort has been made to disclose the condition of the home. A listing inspection can equal a faster sale.

A vendor who pays for a home inspection will be further ahead as sometimes; the home inspection will reveal items which may need immediate repair. The inspection can give the seller a chance to evaluate which repairs or simple actions could leverage the selling price and allows time to obtain quotes or any repairs that may be needed in the near future, thus avoiding a reduced selling price.

Avoid last minute negotiations with prospective buyers and have the peace of mind and reassurance that you have covered
all bases in preparing for the sale of you home.

SINGLE FAMILY DWELLING INSPECTION: (ATTACHED & DETACHED)

A typical house inspection includes a detailed review of the exterior of the home and the property including the garage or carport plus the interior of the home. Major deficiencies will be pointed out along with minor repairs that may be needed to maintain the value of your home.

CONDOMINIUM INSPECTION:

A typical condominium inspection includes a detailed review of the interior of the unit and a general “walkthrough” of selected accessible common areas of the complex. These include the underground parking area, the general exterior and the roof (if access is provided). The common area “walkthrough” is not designed to generate an all-inclusive list of building flaws but is meant to enable the home inspector to comment on building design features which tend to result in problems as well as the general level of building maintenance.

The information gathered may suggest follow-up questions for clients to ask the vendor of the property, the strata council or the property manager. We strongly recommend that all available information about the building in question regarding past or present problems and planned major expenditures be obtained.
